Sale of real estate

If you own a property in Croatia and feel it is time to sell, our team will be happy to assist you. Please contact our office with the relevant information on the property you wish to sell: ownership documentation or land registry numbers, size, usage permit, floor plan if available, description of the property and its surroundings, the price you would like to achieve, and any other important points.

We will then make arrangements to visit the property and take photographs, after which we will advertise on various real estate portals as well as on the agency’s website. We will also offer the property directly to clients in our database and keep you informed of any serious enquiries we receive.

Once a potential buyer contacts us, we will call you to arrange a viewing. The viewing with the clients can be either done only by our agent, or if you prefer, with you present. Once the client decides on your property and makes an offer, we will immediately contact you and, under your advice, begin negotiations.

After the price is agreed, the buyer’s lawyer begins the process of drawing up the purchase contract and any other legal documentation as necessary. The purchase contract is then signed and notarized. The only step remaining for you as the seller is to sign a ‘tabular statement’ (this will also be made by the buyer’s lawyer) upon receiving the payment of the agreed purchase price, allowing the buyer to register his/her name with the Land Registry as the new owner of the property.

 

COST

Agency fee: 3%+VAT (VAT in Croatia is 25%). Our fee includes: reviewing the documentation of the property, visiting the property and preparing marketing materials, advertising on various real estate portals and Immo website; drawing up purchase contracts (preliminary and/or final).
