Nu\u017eno je slijediti ove korake kako biste donijeli pametnu i samopouzdanu odluku o cijeni nekretnine. Zato smo izradili smjernice koje \u0107e vam pomo\u0107i u istra\u017eivanju.<\/p>\n<p>Cijenu nekretnine oblikuju razli\u010diti \u010dimbenici. Podrazumijeva se da osnovno ekonomsko na\u010delo ponude i potra\u017enje igra presudnu ulogu. Ono nam govori da vi\u0161ak ponude u kombinaciji s niskom potra\u017enjom ima tendenciju sni\u017eavanja cijena. S druge strane, manjak ponude u kombinaciji s velikom potra\u017enjom ima tendenciju pove\u0107anja cijena. Naravno, o\u010digledno je da to samo po sebi ne razja\u0161njava mnogo. Stoga je va\u017eno na\u0107i \u010dimbenike koji stvaraju visoku naspram niske ponude ili visoku naspram niske potra\u017enje. Zato dolje navodimo neke zna\u010dajne \u010dimbenike koji \u010desto utje\u010du na cijenu nekretnine:<\/p>\n<h2 id=\"h-1-lokacija\" class=\"wp-block-heading\">1.\u00a0<strong>Lokacija<\/strong><\/h2>\n<p>Na vrijednost nekretnine mo\u017ee uvelike utjecati njezina blizina sadr\u017eajima. To mo\u017ee uklju\u010divati parkove,\u00a0<span style=\"color: #ec894d;\"><strong><a style=\"color: #ec894d;\" href=\"https:\/\/croatian.estate\/hr\/pretraga\/?features%5B%5D=prvi-red-do-mora\">more<\/a><\/strong><\/span>, javni prijevoz, zdravstvene ustanove, trgovine, restorane, obrazovne ustanove i sportsko-rekreacijske sadr\u017eaje. Iako blizina tih sadr\u017eaja \u010desto pove\u0107ava cijenu nekretnine, njezin utjecaj mo\u017ee ovisiti o vrsti i kvaliteti tih sadr\u017eaja. Blizina mnogobrojnih radnih mjesta tako\u0111er je va\u017ean \u010dimbenik zbog kojega je cijena neke nekretnine ve\u0107a. Cijene su tako\u0111er obi\u010dno vi\u0161e na sigurnim lokacijama koje se smatraju po\u017eeljnima. Mir, privatnost i prirodan ambijent su tra\u017eeni zbog svog povoljnog utjecaja na zdravlje i kvalitetu \u017eivota, pa tako\u0111er pove\u0107avaju cijenu nekretnine.<\/p>\n<h2 id=\"h-2-karakteristike-same-nekretnine\" class=\"wp-block-heading\">2.\u00a0<strong>Karakteristike same nekretnine<\/strong><\/h2>\n<p>Fizi\u010dke karakteristike nekretnine utje\u010du na njezinu cijenu. Te karakteristike uklju\u010duju povr\u0161inu, raspored, pogled, stanje i kvalitetu gradnje. Ve\u0107e nekretnine obi\u010dno dolaze s vi\u0161im cijenama. Isti je slu\u010daj s nekretninama s prakti\u010dnim rasporedom. To uklju\u010duje one s vi\u0161e spava\u0107ih soba ili zasebnih stambenih jedinica. Dobro odr\u017eavane nekretnine tako\u0111er imaju vi\u0161u cijenu jer takve nekretnine zahtijevaju manje tro\u0161kova za useljenje i budu\u0107e odr\u017eavanje. Osim toga, planirani ili teku\u0107i razvojni projekti u blizini mogu pozitivno doprinijeti cijeni nekretnine. To je zato \u0161to takvi projekti \u010desto donose pobolj\u0161anja u zajednici, uklju\u010duju\u0107i ve\u0107u kvalitetu \u017eivota i vi\u0161e radnih mjesta. Ukratko, dobro povezana lokacija u razvoju mo\u017ee povoljno utjecati na kvalitetu \u017eivota. Time se pove\u0107ava i cijena nekretnina na tom podru\u010dju.<\/p>\n<h2 id=\"h-4-ekonomski-faktori\" class=\"wp-block-heading\">4.\u00a0<strong>Ekonomski faktori<\/strong><\/h2>\n<p>Sveukupno ekonomsko zdravlje podru\u010dja, uklju\u010duju\u0107i porast broja radnih mjesta, porast razine prihoda i poslovni razvoj, mo\u017ee utjecati na vrijednost imovine.
